Philosophy
There is one fundamental problem that prevents most people
from investing in real estate - time. Most people simply don't
want to assume the responsibility and liability of managing
rental property. North County Management was established to
enable the real estate investor to purchase one or multiple
properties without spending any of the time normally
associated with managing such investments. North County
Management currently employs state-of-the-art technology to

Management Services Provided
Getting started includes the following services: Management
contract, initial property inspection and taking digital
photos. We also conduct a brief overview of the property and
make suggestions to repair, restore or remodel areas of the
property that are most likely to be noticed by top paying
tenants. We have vendors and a team of service providers for
any circumstance.

Leasing Services:
- Provide tenant applications
- Process, review, and screen applications
- We will conduct a thorough walk through inspection
upon each move-in with each new tenant prior to move in
that will be in writing and signed off by both NCM and
tenant.
Tenant screening:
- Credit report w/ score, criminal background check,
sexual predator check, eviction & bankruptcy check.
- Together, the homeowner and NCM will approve
tenants.
- Lease execution
- Prepare and finalize leases
- Move in coordination
- Hold security deposits in Florida state required
account
- Collect rents and bank in our Management Trust
Account
- 3 day notice preparation
- Collection/Eviction coordination
- Move-out inspections for exiting tenants and deposit
handling on a 12 mos. Management contract only
Maintenance Services:
- All day to day operations concerning the property
24/7 professional maintenance support
- Quarterly professional property inspections
- Maintain your property using well established
licensed contractors
- Resolve all repair issues (does not include actual
cost of repairs)
- Home warranty coordination
- NCM can refer other professional services that you
may need to make your investment business complete.
- Accounting/Bookkeeping
- Monthly tenant billing
- Rent collection - NCM aggressively tries to collect
all rents on time. Any rents received even 1 day late
may result in a warning to the tenant depending on the
circumstances of the 1st occurrence. NCP will collect
any late fees for payments collected after the allowed
grace period. Any NSF checks will result in a mandatory
collection of certified funds via wire transfer or
cashiers check.
- Provide to you monthly and year-to-date income and
expense reports. NCM's annual reporting system will give
you a "to the penny" report of all income and expenses
in order to make tax time simple.
Once we lease your home, our management fee is just 10% per
month. We offer special programs for multiple properties or
for investors where we help initially acquire the property.
