The following is a brief overview of the buying process. If

Finding the Right Home

Purchasing any property can be a complicated procedure and we
know what information you need to make an educated selection.

Financing
The very first step you need to make, before you even put one
foot in a property, is to get pre-qualified for financing. It
has never been more important than it is today, with tighter
credit guidelines, to have a professional mortgage broker do a
full financial evaluation for you prior to attempting to
select a property. Also, sellers typically demand proof that
you are pre-qualified before they'll review any offers.
Prequalification allows you to determine which financing
options are available based on your individual circumstances
and establishes which price range will best accomplish your
purchase objectives. North County Properties can recommend

Making an Offer
In order to determine if the seller of your selected home will
agree to your price and terms, you make an offer through a
contract to purchase. You do this first, prior to doing any
due diligence, inspections or costly research on the property.
Of course, the offer will be subject to your independent
verification of the due diligence information. We counsel you
on how best to structure your offer to not only accomplish a
"meeting of the minds" between you and the seller, but also to
not overpay.
Contract Negotiation
We professionally prepare the offer to purchase for your
selected home and expertly handle all the negotiations with
the seller. As the acquisition proceeds, we manage each step
of the transaction and handle any obstacles as they arise in
order to maintain an orderly progression. Additionally, we
serve as the conduit between you and the seller for timely
news and information about the purchase.
Due Diligence (Research)
The due diligence process involves the investigation of any or
all of the following by you or a professional third party; the
condition of the property, possible uses of the property
(zoning, etc), pest/roof/septic/well/other inspection,
material defects, survey, title, legal issues and more. Each
contract is structured to include time for you to research all
the necessary items specific to your purchase.
